“CLEARTH FUND – Mirai no Ki (Our Tree for the Future)”,
an investment product for CONCIERIA Management Associations, has been launched - A new asset management option for sinking funds.
In April 2025, we launched management of "CLEARTH FUND – Mirai no Ki", a product for apartment management associations, based on the Act on Specified Joint Real Estate Ventures.
This new asset management option allows associations to invest a portion of their accumulated sinking funds into projects involving high-quality urban residential properties - such as our CONCIERIA series - generating rental income while preparing for future large-scale repair costs.
We aim to grow the fund to JPY 1 billion by the end of fiscal 2025, and to JPY 3 billion within the following three years. This product was developed to meet the medium- to long-term asset management needs of management associations.
Background: Insufficient Sinking Funds and Growing Management Needs
In recent years, rising construction and labor costs have compelled many apartment management associations to increase their monthly sinking fees. Moreover, in a prolonged low-interest rate environment, there is growing concern that the real value of sinking funds may decline - making the safe and efficient management of sinking fees an urgent priority.
To address these challenges, “CLEARTH FUND - Mirai no Ki” offers a new asset management option. By combining a senior-subordinated investment structure that enhances principal preservation with stable rental income from high-occupancy urban properties, the fund supports management associations in securing and growing their long-term repair reserves.
